Q: What is the difference between a survey and a site plan? |
|

A: |
The boundary survey presents the boundaries of the property. Our plans typically show the buildings and other gross improvements on the land, such as driveways. A site plan is typically based on a survey but shows additional information about how the site is utilized. A site plan would typically show the approximate location of underground utilities, paved and graveled areas, the number and size of parking spaces and landscaping features. The site plan could be existing or proposed. The towns planning board will normally require a site plan for non-residential development projects and multi-unit development projects. A site plan which did not establish property lines could be prepared by an engineer, though typically the plan does require both engineering and surveying functions and is prepared by a firm that can offer both disciplines.

Q: What is the purpose of the Site Review process? |

The purpose of the site plan review process is to ensure that the zoning requirements are met. Many ordinances have different criteria for different projects. The requirements for the development of a recreational park might be different than the requirements for a convenience store or a retail outlet. Parking needs will vary depending on use and the Planning Board must look at the proposed site plan and the zoning requirements for the specific use before approval. In some localities, the Code Enforcement Officer (CEO) is able to review and approve minor site plans as part of the building permit process. AS with all local regulations, check out the current version of the regulation before proceeding. Regulations do change and the site plan review ordinance for two different cities or towns may be completely different. |

Q: How long is the approval good for? |

In general, permits are good for at least one year, but each town has its own rules. Check them out. Permits are not valid forever, so work must be started and substantially completed in a specific time period. |

Q: Can I change the use? |
|
|
A: |
In general, NO. The site plan review process approves development of the site for a particular use, Parking requirements for a restaurant and a clothing store are different. Depending on the change, the CEO may be able to approve the change. |

Q: Are there any State permits? |

A: |
There may be State and Federal permits required if you are affecting wetlands or disturbing significant areas during construction. |
