Real estate professionals say that there are three important things about a property ... location, location and location. Every site is unique and every site is immovable. Every site connects to its surroundings in a myriad of ways. Every site has laws and regulations that limit its use. In short, there are many elements to consider when planning the use of a site. What elements must be considered in developing a site for use? There are the physical aspects of the property, including boundaries, soils, bodies of water, plants and animals. There are the legal aspects of the site such as zoning regulations, building codes, and required permits. There are the impacts of the site development on surrounding properties and the influences of the surrounding area on your site. All of these elements must be considered when developing potential site plans. The economic and technical feasibility of each solution must be checked in relation to the client's needs for use of the site. The process of site planning must blend imagination, engineering, science and economics with legal and physical restrictions on the property to produce a balanced, effective design. We have provided site planning on hundreds of projects in the New England area. We often begin by assisting the client in a preliminary evaluation of a site before it is purchased. Such an evaluation may involve assembly of published public information regarding the area, examination of local and regional regulations and a preliminary visual evaluation of the site's characteristics. Later in the planning process we prepare site specific boundary and topographic surveys, soil maps, wetland delineations and vegetative maps to develop a body of information about the physical aspects of the site. We also work with the client to delineate the requirements of each specific project and to examine the physical and administrative constraints on the site. Budgets, cost studies and impact studies are often part of the design process. Moreover, preparation of a good design is insufficient if it is not properly and effectively presented to regulatory bodies during the permitting process.
